In summary, I can fully endorse Niki villas. My wife and I have been there for 10 days at the end of September '23 - everything was still brand new, since the villas were finished only July '23. Plenty of space in and around the house, arranged with subtle taste, featuring classy materials in a well thought-out layout. Premier pool area with whirlpool - I seldomly use pools, but here I dipped in twice a day! Although you can't see the sea, the view into the wide valley and the majestic mountains is almost as good. Perfect 360 degree privacy (we've been in top situated 'Niki'). Panos, the owner, was very friendly and helpful - you feel the villas are much more than only business to him. Some minor points: the villas are oriented towards sunrise, so we had full light from around 7 am, sleeping room getting light despite the dark window shades - but we used a dark fabric across the eyes and slept soundly on. Accordingly, until noon, shadow is rare, but there are areas such as behind the front pillars or at the outside eating area which do provide some shade (Panos plans to roof the front area to provide more shadow). Some faint background noise from the road to Pitsidis can be heard, but not really disturbing. Couple of dogs, distributed in the area, are happily bellowing from time to time in the night (but you get that pretty much everywhere near villages). The place is well situated to visit Komos Beach, Kalamaki, Pitsidis and Matala among some inland villages. (tip - do visit the wild, lonely beach stretch between Kalamaki and the military airstrip close to Timpaki, good for your soul...) Thanks, Panos, for being a great host!

We went for three days and had a great time. Quiet, clean and everything to perfection. Ten minutes from Matala.

Amazing stay at luxury Villa Niki. The private pool with hot tub was a unique experience. I highly recommend!
